SURVEY

 

How is a survey carried out?

Before attending the property, I will ask the seller or landlord to fill out a short form asking simple questions about the property, this can either be left at the property or emailed back to me.

The survey will take approximately one hour possibly more for larger properties.

Once I arrive at the property I will need access to the following:

  • All around the outside of the property (for measurements and photographs)
  • Each room in the property
  • The airing cupboard (or wherever the hotwater cylinder is, if there is one)
  • If you have any boiler documentation (i.e. manual), it would be helpful if you could leave it by the boiler
  • The loft
  • The electricity and gas meters

Please be aware that if I cannot get access to any of the above, this may have a detrimental effect on the energy rating of your property and it will not be 100% accurate.

Please also note the following:

  • If you will not be present for the inspection, please be mindful that the inspection cannot take place if there are juveniles under the age of 16 in sole charge of the property.
  • I will not enter a property where dogs or other animals that could pose a hazard are unaccompanied or unrestrained.
